AAN's Statement on Evictions:
The Apartment Association of Nebraska (AAN), whose members consist of owners and managers of over 46000 apartment units across the state of Nebraska and over 100 associate member companies who provide goods and services to the industry, is committed to upholding its standard of excellence in providing safe, quality housing for renters, especially during the COVID-19 pandemic.
The COVID-19 virus will have an unprecedented economic impact on our members and residents alike.
We believe it is vitally important for each of us to do what we can to help our neighbor. The AAN is prepared to take whatever steps it can to keep our residents in their homes. In accordance with requests by Governor Ricketts, Mayor Stothert, and County Commissioner Duda, we have recommended the following to our member communities.
90-day halt on evictions due to financial hardship
Develop payment plans for delinquent rents
Accept Partial Payments
Waive late fees
Identify governmental and community resources to help residents obtain financial support
Develop response plans for potential Covid-19 exposure for employees and residents.
These recommendations above include information from the National Apartment Association and the National Multifamily Housing Council.
Owners and managers are facing intense financial pressure. Fortunately, the Federal Housing Finance Agency (FHFA) published an announcement to offer multifamily property owners mortgage forbearance with the condition that they suspend all evictions for renters unable to pay rent due to the impact of the COVID-19. The suspension of evictions is in place for the entire duration of time that a property owner remains in forbearance. We appreciate FHFA’s efforts to protect both residents and multifamily owners during the COVID-19 pandemic.
